The Whitney Company Rental Policy
The Whitney Company, LLC provides equal and fair housing opportunities. We do not discriminate based on race, color, religion, sex, national origin, disability, and familial status.
The Whitney Company, LLC maintains certain standards for tenant eligibility. The standards are as follows.
1. Positive Rental History (this includes no prior evictions)
2. Stable Income Source
3. Income Verification
4. Positive Credit History
5. Positive Criminal History
In order to verify the required information, an application must be filled out. There is no application fee at this time. The application process is as follows.
1. Completed application form: Application must be filled out completely.
2. Income verification: Applicant must provide check stubs to verify income eligibility guidelines. Gross monthly income must be 3 times the monthly rent, at minimum. Some exceptions may apply.
3. Identification: Applicant must provide one piece of photo identification. Acceptable ID includes driver’s license, state issued ID card, or identification issued by local, state, or federal government.
4. Each person over the age of 18 who will be residing on the property must complete application process.
5. If you misrepresent any information on the application in general or if misrepresentations are found after the lease is signed, your lease will be terminated immediately upon discovery.
A security deposit must be paid in order to hold an apartment/house. Once you application has been approved and you accept the apartment, the deposit will not be refunded if you later decide not to move into the apartment.
Pet Policy: Where permitted, an additional deposit and additional monthly fee will apply for pets. The deposit for cats is $150, with the fee being $15 per month. The deposit for dogs is $300, with the fee being $25 per month. There are a limited number of properties where dogs are allowed. There are no exceptions to the pet policy. Violators will be fined up to $500.00. Allowance of pets is at the sole discretion of The Whitney Company.
